Hurricane Season Home Prep: What a South Florida Contractor Wants You to Do Before the Next Storm

If you've lived in South Florida long enough, you know the drill. June 1st rolls around, the weather channels go into overdrive, and everyone rushes to Home Depot for water and batteries.
But here's what most people miss: the time to prep your home for hurricane season isn't when a storm is already in the gulf. By then, you're standing in line for plywood while your neighbors are boarding up.
I've been building and renovating homes in South Florida since 2002. After every major storm — Wilma, Irma, Ian — I see the same pattern. The homes that were maintained and prepped ahead of time come through with minor damage. The ones that weren't? That's where the real money goes.
Here's the checklist I give every homeowner. Do this now, not when the cone is pointing at you.
1. Get Your Roof Inspected
This is the big one. A roof with loose shingles, cracked tiles, or degraded underlayment is a roof that won't survive a Category 3. The problem is most homeowners never look up there.
A professional roof inspection costs a few hundred dollars. Replacing a roof after storm damage costs tens of thousands — and that's if your insurance covers it without a fight.
What to check:
Missing or loose tiles and shingles
Cracked or dried-out sealant around flashing
Sagging areas (sign of structural weakness)
Debris buildup in valleys
If your roof is 15+ years old, get it inspected before storm season, not after. We know some good roofers, just ask!
2. Impact Windows or Shutters — Not Cardboard and Tape
I still see people taping their windows. Tape does nothing. Plywood works, but only if it's properly measured, pre-cut, and stored — not bought at the last minute from a sold-out store.
If you're doing any renovation this year, impact windows are the single best upgrade for hurricane protection. They don't just protect during the storm — they reduce your insurance premium, improve energy efficiency, and add real resale value.
If impact windows aren't in the budget yet, permanent storm shutters are the next best thing. Get them installed now while contractors have availability. Once a storm enters the gulf, every installer in South Florida books up within 24 hours.
3. Check Your Garage Door
Most people don't know this, but the garage door is the weakest structural point on most homes. If wind gets inside your garage and pressurizes the space, it can blow out your roof from below.
If your garage door isn't wind-rated or reinforced, that's a priority. A reinforced garage door or a bracing system runs a fraction of what roof replacement costs.
4. Trim Trees and Secure the Yard
Flying debris causes more damage during hurricanes than wind alone. Overhanging branches, dead trees, and unsecured outdoor items become projectiles.
Before storm season:
Trim all branches within 10 feet of your roof
Remove dead or dying trees (especially ficus — they go down easy)
Secure or store outdoor furniture, planters, and decor
Clean gutters and downspouts so water flows away from your foundation
5. Seal and Waterproof
Water damage is the sneaky one. Wind makes the headlines, but water ruins homes.
Check for:
Cracks in your exterior stucco or siding
Gaps around doors and windows (re-caulk if needed)
Roof-to-wall connections
Pool deck cracks that could let water undermine your slab
A $10 tube of high-quality exterior caulk can prevent thousands in water damage.
6. Document Everything
Before storm season, walk your property and take photos and video of every room, every wall, every piece of major equipment. Open every cabinet and closet. This is your proof of pre-existing condition for insurance.
Store the documentation in the cloud — not on a phone that might end up underwater.
The Bottom Line
Hurricane prep isn't about panic. It's about doing the work when the sky is blue so you're not scrambling when it turns grey.
Most of the items on this checklist cost less than dinner out. The ones that cost more — roof repairs, impact windows, garage reinforcement — are investments that pay for themselves the first time a storm comes through.
